Why a Good Credit Score Shouldn’t Be the Only Factor When Choosing a Tenant

For many landlords and real estate professionals, a high credit score is often viewed as the gold standard when screening potential tenants. While credit history can provide useful information, relying on it as the primary deciding factor may cause landlords to overlook some of the best long-term renters.

After years of working in property management, I’ve learned one important lesson: a person’s credit score does not always reflect their willingness or ability to pay rent on time.

Credit Scores Don’t Tell the Whole Story

Many families experience financial hardships that negatively affect their credit. Medical bills, unexpected life events, divorce, business failures, or temporary unemployment can all lower a person’s credit score.

Unfortunately, these same families are often denied rental opportunities because they don’t meet a certain credit threshold.

In my own experience, I have rented homes to families with credit scores below 600 after they were turned away elsewhere. Many of these tenants have become some of the most reliable renters I have ever worked with. They pay on time, care for the property, communicate well, and remain in their homes for many years.

Sometimes all people need is someone willing to give them a fair opportunity.

Rent Payments Aren’t Always Reflected on Credit Reports

One issue with relying heavily on credit scores is that rent payments traditionally have not been consistently reported to major credit bureaus.

Because of this, some tenants prioritize paying debts that directly affect their credit score, such as credit cards, car loans, or lines of credit, before paying rent.

I have personally encountered situations where tenants with excellent credit histories fell behind on rent payments. When asked why, some explained that missing rent payments would not immediately affect their credit profile, while missed vehicle or loan payments would.

In some cases, these individuals believed they could maintain strong credit, move to another property after an eviction, and repeat the process.

While this certainly does not describe every tenant with good credit, it highlights why credit score alone should never be considered the complete picture.

Beware of “Professional Renters”

Over time, some landlords encounter what are sometimes referred to as “professional renters” individuals who present exceptionally well on paper with strong credit and documentation but fail to consistently meet their rental obligations after moving in.

These applicants often understand what landlords and agents are looking for and know how to qualify, yet their payment history with previous landlords may tell a different story.

Without proper screening beyond a credit report, landlords can unknowingly expose themselves to significant financial risk.

A Better Approach to Tenant Screening

Successful tenant placement should evaluate several factors together, including:

  • Employment stability
  • Verified income
  • Rental history
  • References from previous landlords
  • Communication and transparency
  • Overall financial responsibility
  • Consistency of information throughout the application

A balanced review provides a much clearer picture than a credit score alone.
