HOW TO APPLY FOR A RENTAL

Found a property you’re interested in? The first step is to complete our online rental application.

Before applying, review the property listing carefully to make sure the rental meets your needs, including the monthly rent, location, availability, parking, utilities, pet policies, and other property details.

When completing your application:

  • Provide accurate and complete information
  • Include all requested applicants and occupants
  • Have your employment and income information available
  • Provide your current and previous rental information where requested
  • Include references and supporting documentation as required
  • Make sure your contact information is current

Providing complete information can help avoid unnecessary delays in reviewing your application.



DOCUMENTS YOU MAY NEED

The documentation required may vary depending on the property and your individual circumstances.

Applicants may be asked to provide items such as:

  • Government-issued identification
  • Proof of employment

UNDERSTANDING RENTAL DEPOSITS

Residential tenancies in Ontario are subject to provincial rules regarding deposits and rental payments.

Depending on the tenancy, you may be asked to provide a rent deposit as part of the leasing process.

Before making any payment, make sure you understand:

  • What the payment is for
  • The amount required
  • When payment is due
  • The accepted payment method
  • How the payment will be applied to your tenancy

Faith Property Management will provide applicable payment instructions as part of the lease and move-in process.

Never send money based solely on information from an unofficial listing, social media account, or third party claiming to represent Faith Property Management.


TENANT INSURANCE

Tenant insurance helps protect you financially in the event of circumstances such as theft, accidental damage, fire, or other unexpected events.

A landlord’s property insurance generally protects the building itself—it does not necessarily protect your personal belongings or provide liability coverage for you.

Your lease may require you to maintain tenant insurance throughout your tenancy.

A typical tenant insurance policy may include:

  • Coverage for personal belongings
  • Personal liability coverage
  • Additional living expenses following certain insured losses

Speak with an insurance provider to determine the coverage that is appropriate for you.


GETTING READY TO MOVE IN

Once your application has been approved and your lease has been completed, we’ll provide information regarding your move-in.

Before move-in day, make sure you have completed any required steps, which may include:

  • Signing all required lease documents
  • Paying required rent or deposits
  • Arranging tenant insurance
  • Setting up utilities where applicable
  • Confirming your move-in date and time
  • Reviewing building or property-specific instructions
  • Updating your address with relevant organizations and service providers

You should also review the condition of the property when you take possession and promptly report any concerns according to the instructions provided by Faith Property Management.


MOVE-IN CHECKLIST

Use this checklist to help prepare for your new home.

Before Move-In

  • Confirm your lease has been signed
  • Confirm all required payments have been made
  • Arrange tenant insurance
  • Set up any utilities for which you are responsible
  • Confirm your move-in date
  • Arrange movers if required
  • Review parking and access instructions

On Move-In Day

  • Collect keys or access credentials
  • Review the condition of the property
  • Test important fixtures and appliances
  • Take note of any existing damage or concerns
  • Make sure you know how to contact management if assistance is needed

After Moving In

  • Update your mailing address

MAINTENANCE REQUESTS

If you live in a property managed by Faith Property Management and something requires repair or maintenance, please notify us as soon as reasonably possible.

When submitting a maintenance request, include:

  • Your name
  • Property address
  • Unit number, if applicable
  • A clear description of the issue
  • When you first noticed the problem
  • Photos where they may help explain the issue
  • Your preferred contact information
  • Any relevant access information

Providing detailed information can help our team assess the issue and coordinate the appropriate next steps more efficiently.



WHAT IS AN EMERGENCY?

Some property issues require more immediate attention than routine maintenance.

Examples may include:

  • Active and significant water leaks
  • No heat during cold weather
  • Major electrical concerns
  • A serious security issue involving the property
  • Conditions presenting an immediate risk to people or significant property damage

If there is an immediate threat to personal safety, fire, suspected gas leak, crime in progress, or another emergency requiring police, fire, or medical assistance, contact the appropriate emergency service first.

Routine matters such as cosmetic repairs, appliance issues that do not create an immediate hazard, or minor maintenance concerns should be submitted through the normal maintenance process.


COMMUNICATING WITH YOUR PROPERTY MANAGER

Good communication helps tenancy-related issues get resolved efficiently.

When contacting Faith Property Management:

  • Identify yourself and the property you are contacting us about
  • Provide enough information for us to understand the request
  • Include photos or documents where appropriate
  • Keep your contact information up to date
  • Notify us promptly about significant property issues
